FAQs
How long does DOB permit approval take?
1
Depends on the filing type. Self-certified ALT-2 jobs can be approved same-day. Standard review takes 1–2 weeks, longer if DOB issues comments. We file strategically to keep things moving.
What's the difference between ALT-1 and ALT-2?
2
ALT-2 covers most renovations — interiors, storefronts, MEP. ALT-1 is required when you're changing a space's use or occupancy, and triggers a new or amended Certificate of Occupancy.
Do I need a new Certificate of Occupancy?
3
If you're changing the use of a space — retail to office, adding a unit — yes. A CO amendment is one of the most overlooked requirements in NYC. We flag this early so you don't get hit with violations mid-project.
I have an old open DOB job. What do I do?
4
Open permits block new filings and can stall sales. We take over as Architect of Record, assess what's outstanding, and close the job out with the proper sign-offs and inspections.
I got a DOB violation. Now what?
5
All violations must be resolved before closing permits or selling. We assess the issue, correct it if construction is involved, and manage the dismissal with DOB.
Can you help with unpermitted work?
6
Yes. We evaluate the work, determine if legalization is possible, and file the right plans to bring it into compliance — common with building purchases and refinancing.
Do I need an architect or just a contractor?
7
If the work needs a permit, you need a licensed architect to file with DOB. We handle both architecture and construction, so you have one point of contact throughout.
