DOB Permit Filing & Expediting
Getting a project through the NYC Department of Buildings is often the single biggest bottleneck between a finished design and a legal renovation. Most firms hand this step off to a separate permit expediter — an added cost, an added point of miscommunication, and someone with no design context trying to answer DOB's questions about your project.
At SUFFIX ARCHITECT, DOB filing and expediting is handled entirely in-house, by the same team that designed the project. That means every filing is prepared by someone who already understands the building conditions, the zoning constraints, and the client's goals — not a third party reconstructing that context from a set of drawings.
We manage the full filing process: determining whether a project requires an ALT-1 (major alteration, occupancy change) or ALT-2 (multiple work types, no occupancy change) application, or a New Building filing for ground-up construction; assembling the required construction documents; submitting through DOB NOW; and responding directly to plan examiner objections without the delay of relaying messages through a separate expediting firm.
This matters most on projects where timeline is the client's biggest concern. Coordinating design and filing under one roof lets us sequence work correctly from the start — for example, resolving any Landmarks Preservation Commission approval or building/board sign-off before it becomes a DOB filing bottleneck, rather than discovering the conflict mid-review. On our recent Bar Renovation in Midtown Manhattan, this approach brought DOB approval down to 6 weeks with no additional agency review required, since the filing team understood the Place of Assembly requirements from day one rather than learning them secondhand.
