A private developer engaged SUFFIX ARCHITECT to assess the feasibility of a residential condominium project on a site in Brooklyn's Navy Yard, one of New York City's most active waterfront redevelopment corridors. Our team conducted a full zoning analysis to determine maximum buildable floor area, applicable use group restrictions, and height and setback requirements, then translated those constraints into a conceptual massing and unit-yield study the developer could use to evaluate the site's potential before committing to a purchase or full design phase.

The resulting feasibility report outlined a recommended unit mix and layout strategy, along with the appropriate DOB filing path, a New Building application, given the scope of new construction involved and a preliminary construction cost and timeline estimate. The rendering above illustrates the massing and interior configuration recommended in that study, oriented toward the Manhattan skyline and waterfront to maximize the site's views within the zoning envelope.

This kind of pre-development due diligence lets a developer understand a site's real potential and real constraints before committing capital to design or construction.
