Construction Inspections & Sign-Off

A construction project can be physically finished and still be legally incomplete. Every permit filed with DOB has to be closed out through the correct sequence of inspections and sign-offs — and a permit left open, even after the physical work is done, can create problems later: at sale, at refinancing, or when a future renovation tries to build on top of unresolved prior filings.

At SUFFIX ARCHITECT, inspection coordination is built into the same process as design and filing, not treated as a final afterthought. We schedule progress inspections at the appropriate construction milestones, coordinate any required special inspections (structural, fireproofing, energy code, or other TR1/TR8 items depending on scope), and manage the final sign-off process that formally closes a permit with DOB.

This is where early coordination pays off — projects where inspections are scheduled proactively, and where construction has stayed consistent with the filed and approved plans, close out far faster than projects where inspection requirements are addressed reactively. Our Office Renovation in Downtown Manhattan reflects this: with no landmark or building management approval required, the ALT-2 application moved directly through DOB, clearing approval in 6 weeks and reaching full sign-off in roughly 9.5 months from filing to completion.

If you have a project with open permits that need to be brought to final sign-off — whether we handled the original filing or not — we can review what's outstanding and manage the inspection and closeout process to resolution.
