Construction oversight is where a design either holds up or falls apart in the field. At SUFFIX ARCHITECT, we stay involved through construction rather than handing off a finished drawing set and stepping away — because questions that come up on site are answered faster and more accurately by the people who designed the space.

This means acting as the point of contact between the client and the contractor throughout construction: reviewing submittals and shop drawings for consistency with the approved design and filed plans, addressing field conditions that differ from what was originally documented, and confirming that construction is proceeding in a way that will pass inspection rather than create problems at final sign-off.

Because the same team handled the DOB filing, we also know exactly what inspectors will be checking for at each stage — which keeps construction aligned with what was actually approved, rather than drifting from the filed plans in ways that could complicate the Certificate of Occupancy process later.

This approach shows up directly in project timelines. On our Coffee Shop Renovation in the West Village, construction — including a full buildout of counter service areas, kitchen equipment, and seating — was completed in 4.5 months, for a total of roughly 5 months from filing to completion, with no additional agency review required because the storefront's exterior remained unchanged and construction stayed consistent with the filed ALT-2 scope throughout.
