A design concept and a DOB-approvable plan set are two different things. Construction documents have to satisfy specific formatting, code compliance, and detail requirements that DOB plan examiners check against — and a plan set that hasn't accounted for these from the start is one of the most common sources of avoidable filing delay.

At SUFFIX ARCHITECT, construction documents are prepared by the same team handling the project's DOB filing, which means the drawings are built from the outset with plan review requirements in mind — not adjusted after the fact in response to objections. This includes floor plans, sections, and details that reflect actual code compliance (egress, fire rating, accessibility where applicable), zoning analysis where relevant to the filing, and coordination with any structural, mechanical, or life-safety consultants the project requires.

Because we manage design, documentation, and filing under one roof, our plan sets are built around how the specific project will actually be filed — an ALT-1 for a change of occupancy, an ALT-2 for multiple work types without an occupancy change, or a full New Building set for ground-up construction — rather than a generic template adjusted after the filing type is decided.

This coordination matters most on projects with layered approval requirements. On our Bar Renovation project in Midtown Manhattan, aligning the construction documents to the Place of Assembly requirements from the start avoided the back-and-forth that often happens when PA compliance is addressed only after DOB raises it during review.
